Torrevieja Seafront Promenade: opening in June with an investment of 61 million euros and 400 direct jobs
The concessionaire reaches an agreement for Neocine to manage the four exhibition halls while the redevelopment works of the surrounding area progress but are still very delayed.
The leisure center in the Port of Torrevieja , operating under the commercial name Paseo del Mar, will open its doors in June. The date of the end of May, the last one unofficially considered and even appearing on a test version of the corporate website for the new commercial space in the heart of Torrevieja's city center, has been ruled out.
Enrique Riquelme, manager of Empresas del Sol, which heads the group of real estate companies in the Vega Baja region that have invested €61 million in the construction of the private infrastructure in the prime location on Torrevieja's urban coastline — the former port area — acknowledged a further delay, but with a definitive date, and referring to the various project timelines, stated that the most important thing "is the safety of the users." This was during a visit organized for the media on Thursday, along with the city's mayor, Eduardo Dolón, where the progress of the works, which are now advancing rapidly, could be seen firsthand.
Riquelme, responding to questions from Dolón himself, indicated that approximately 350 workers are currently on site, some focusing on preparing the common areas and others finishing the individual units. Once the businesses are operational, the leisure and dining complex will generate 400 direct jobs, according to Riquelme, "for people from Torrevieja and the Vega Baja region."
Franchises and Neocine
Among other major franchise brands in the restaurant sector, it will feature a two-story McDonald's, KFC, Lateral, Sibuya, Foster's Hollywood, Taco Bell, La Rollerie, Santa Gloria, Amorino Ice Cream, Cien Montaditos, Brasa y Leña, Saona, and an Asian restaurant, all with a large covered terrace area as an extension of the premises themselves, in addition to an Ale Hoop store, which is the only commercial offering of the new complex, to comply with the Generalitat's port space legislation.
The economic conditions set by the company managing the commercial space, Óptima Global Services, make it difficult for local hospitality business owners to access one of the 27 businesses offered in this prime prime location, occupying 8,000 square meters of the nearly 20,000 square meters of total built area. It will be almost entirely reserved for large franchises.
The concessionaire, which has the authorization of the Generalitat to exploit the public domain space for 50 years, indicated that the Neocines group will be the one that finally operates the four theaters that have been built in the leisure center, which coincide with the most striking height of the buildings constructed.
This company, jointly owned by PGP Asociados and Carceserna SL , manages approximately 88 screens and over 18,000 seats, primarily located in the Region of Murcia and parts of the Valencian Community. Riquelme explained that of the €61 million invested by the private developers, €17 million was used for a foundation that required more than double the number of piles planned in the project: from 250 to over 500 concrete piles, some more than 40 meters deep, to transform the former port landfill into what he called an "inverted swimming pool" next to the bay, where an underground parking garage with over 500 spaces has been operating for a year. In addition, an American-style bowling alley with recreational areas is nearing completion.
Port environment
For his part, Dolón indicated that a large part of the redevelopment work in the port area, along with the leisure center itself, will also be completed by mid-June. This includes the 17,000-square-meter pedestrian esplanade resulting from the demolition of the Paseo de La Libertad, the removal of the avenue of the same name — though this will take place during the summer — and the eight-meter-wide promenade between the fish market and the La Marina bar, connecting the leisure center to the bay.
At this point, Dolón announced, pending authorization from the Generalitat (Valencian regional government) to carry out dredging, the floating museum with the Delfín submarine and the patrol boats will be relocated. The local company's service to Tabarca Island will also be maintained. The visit showcased the heritage restoration of part of the old Mínguez pier, which will be surrounded by seawater, as well as one of the areas where some of the one hundred new hippie stalls will be located.
Esplanade
On the 17,000 square meter area located between the leisure center and the old Paseo de La Libertad, where most of the prefabricated paving material, chosen to support the weight of the fairground rides, has already been laid, a walkable fountain is under construction. After more than a year and a half of work, it is now visible within the complex, which, after months of much less activity, has finally picked up a frenetic pace. The mayor announced that this esplanade will feature a naturalized pergola covered with 14-meter-high climbing plants to "create a shaded space for concerts and outdoor activities." In addition to this fountain, another with a curtain effect is being built next to the pedestrian access ramp located on the Mínguez dock, and a third, budgeted at half a million euros, is being constructed at the entrance to the Levante dock promenade. This last project is by far the most delayed of those currently underway.
Regarding the green spaces, a concern for residents, he assured that this part of the port area, characterized by rows of palm and ficus trees, will retain the remaining ficus trees—those separating the landfill from the old promenade have been removed, as has those in the median of Avenida de La Libertad, which will also be eliminated to pedestrianize the avenue during the summer. Dolón went so far as to claim that the garden area has tripled compared to what it was before the construction, totaling 4,000 square meters.
