In the UK there is (allegedly) a housing shortage; is there a housing shortage in Spain? I assume these are targeted at foreign nationals and second-home, Spanish buyers? I'm sure the investors wouldn't put money into property that won't sell, but it amazes me how the property boom in the Costa Blanca (and other Costas) goes on and on.

Try selling some properties once you have purchased them. Oversupply in Spain, they could and should stop building for the next ten years in Spain.

Can't for the life of me see why any areas need more housing at the moment and its just taking the mick. The problems with the n332 in Torrevieja and they build more properties adjoining it doesn't make sense too me. Was it in San miguel where a previously abandoned development will be started once again and looking to increase the height of some of the development to 7 floors. No one considers the infrastructure implications when they give these building schemes the go ahead like increased pressure on hospital, health centres, school, roads, shops, green areas and the list go on.

No large businesses are opening in the area to warrant more houses and if this is targeted at 2nd home / holiday home owners then the area will be gridlocked during the peak months and if you managed to make to the beach in time before sun goes down you'd be struggling to find a space. Rant over.

I know exactly where that is. I presume they will be similar to the newish houses nearby. I’d imagine they are geared towards Spanish families and hope I’m right about that as apartment living for families isn’t ideal.

Has anyone heard or read anything relating to severe water shortages...went to los colinas for breakfast golf course looks rough and parched as does vistabella golf and reservoirs on both courses empty.

Golf courses always look parched at this time of year, it’s down to the temperature. The grass kinda goes to sleep in the cold.
I guess if the reservoirs are empty they have delayed buying in the water they will need, again because of the time of year and possibly to reduce cost. I haven’t heard of any severe water shortages or seen anything in the press. Quesada’s reservoir is reasonably full.

House prices are grossly inflated at the moment a lot of which is caused by amateur estate agents overvaluing the property thereby increasing their cut hopefully a lot of these agents will disappear when the new regulations take effect later this year.
Wait a few more months and we will see massive price drops, it has all happened before and will always happen

Interesting what you say Fred. Just been discussing your post with a couple. They had four agents (on the Orihuela Costa) around to look at their property and none of those valued it, just simply asked what they wanted it listed at. Whilst it has been listed at a conservative price to allow for negotiation, if they achieve a sale at the lowest figure they are currently prepared to accept then once you deduct the agents fees etc. they will not have made any money on the property since they bought it in 2005 - if you take into account the exchange GBP/Euro rate then and now.

If we are heading towards massive price drops, then some people will be catching a cold from the property market once again.

Until Spain gets its act together and introduces a Property Price Register where each sale together with the official registered sale price is recorded and is accessible to the public then it is always going to be a guessing game.
