7940 new houses for Torrevieja on La Hoya

Prices don't seem to go up that much in Spain and can take years to sell. The house I have in the UK has risen about 180% in the last 12 years. I did get it a bit cheaper I have to say, repossession. Supply and demand, there is demand but a large oversupply in Spain. I have been around some of these newer developments as well, no trees, no outside space, just concrete everywhere, they don't look good. Not very appealing to me.

I will throw this comment in, maybe agents on the Orihuela Costa are not as challenged in their roles as other agents based in other locations particularly a rural location ?

Thinking aloud now, most properties on the Orihuela costa were built by a handful of construction companies, the same style of houses were produced on en masse by each builder across different urbanisations. An agent on the Orihuela Costa would probably just simply turn to a website like Kyero to come up with a valuation. It might be the same story in Quesada or even El Mojon, just over the border in Murcia, where a similar constuction regime exists/existed.

Would an agent on the Orihuela Costa be able to value a one-off, bespoke, unique property where they have nothing to compare it with ? I am not sure most could, but then would that property owner use your average agent on the Orihuela Costa or a more nationally/internationally recognised agent ?

Until Spain gets its act together and introduces a Property Price Register where each sale together with the official registered sale price is recorded and is accessible to the public then it is always going to be a guessing game.

Is that not already available be Bee, just not free or easily accessible for the public or perhaps not all municipalities ?

I cannot comment on Torrevieja, but I thought Orihuela holds these records for property's within their municipality, but you have to pay to access each property record and you can only do so by visiting Orihuela in person.
